Is the Housing Market Turning?

Continued good news is seen from the housing industry. From FoxNews - Rise in home building suggests industry turnaround - Economists now say 2011 will be the first year since the Great Recession began in 2007 that home construction will have helped the economy grow. Before this year, the industry endured two of the worst years ever. "Homebuilding is through the worst and is now steadily improving," said Paul Diggle, a property economist at Capital Economics.
Numerous recent articles are pointing to a turn in the housing industry. A positive month of December would be a great aid towards continuing the trend. In our experience we are seeing an increased number of buyers on the Outer Banks and Greenville.
November 2011 Year to Date Outer Banks Real Estate Sales

In our earlier November Outer Banks Market Breakdown we pointed out how November was an off month for residential sales but not contracts. Though we saw sales drop in was just a blip for the overall year. In the first 11 months on the Outer Banks MLS we have seen an increase in total real estate sales from 2010. These sales are being led by land and commercial sales while residential sales are slightly off.
One area where the market is slightly off is in homes under contract through 2011. Currently under contract properties are off 3% on the Outer Banks MLS. A strong Outer Banks residential home market in December could mean real estate sales for 2011 are up in all segments from 2010. All signs are pointing towards a positive 2012 on the Outer Banks.

Here is a quick breakdown of the November 2011 Outer Banks real estate sales figures. We saw a total of 116 properties sold on the Outer Banks MLS. The total of 72 residential transactions was below for 100 for the first month since February. One encouraging sign was the 138 properties under contract was only 6 less than the previous month indicating sales should remain strong in 2012.
The November numbers being less than September and October sales figures was not entirely unexpected as some disruption was expected due to the cleanup from Hurricane Irene.

Making a Change in Real Estate

During the launch of our new commission plan, I tried to take the perspective of someone considering our new program. I came to think the biggest obstacle many North Carolina Realtors will face is the problem of joining a company that is new. Red Sky Realty Group does not have a 30 year track record. (Though we do have over 40 combined years of real estate sales experience.) Though change can be scary it can often work out for the better. I came across an interesting look at change in business from Richard Branson.
